Langley is our second main service area and has a particular character: large lots, mature trees, and a lot of pools that are well established. It is also the furthest point of our regular maintenance routes from our Surrey base, which is worth being straightforward about if you are in the outer parts of the township.

Langley Pools and Trees
Langley’s mature tree canopy is the single biggest difference from working in most of Surrey, and it shapes the work considerably.
Leaf litter in a pool is not only an appearance problem. Organic matter left in the water consumes sanitizer, so a pool under heavy tree cover can require noticeably more chemical than the same pool in an open yard, and it can stay cloudy despite regular vacuuming. This is not a sign that your service is being done badly. It means the pool needs more frequent skimming and more attention to sanitizer levels than a pool in an open location.
The second issue is debris in the skimmer. Pools under trees fill leaf baskets quickly, and when the basket is full, overflow goes back into the pool. If a pool is skimming properly in the morning but looking dirty by evening, a full leaf basket through the afternoon is usually the cause.

Older Pools on Langley Acreages
A good share of Langley’s pools, particularly on the acreage properties around Salmon River and the township, are older in-ground installations. Common issues we encounter on these include:
- Plaster that is stained or pitted, sometimes at the point where a decision on resurfacing makes more sense than ongoing patching
- Galvanized plumbing and iron fittings that are nearing the end of their service life
- Heating systems from the 1980s and early 1990s that are inefficient by current standards
- Equipment that has been repaired repeatedly because parts were sourced second-hand
