Pool Remodeling

A renovated and resurfaced pool ready for a remodeling project

A pool renovation is a big decision, and most of the disappointment comes from scope creep and mismatched expectations rather than from the work itself. The projects that go well tend to share three things: a clear idea of what is actually wrong, a realistic budget agreed before work starts, and a contractor who tells you when something is not worth doing rather than doing it anyway.

JK Pools and Spa does pool remodeling and renovation across Surrey, Langley, Maple Ridge, and White Rock. We are not structural engineers, and we will tell you when a job needs one. What we can give you, after more than 20 years in the industry, is straight advice on what a project involves before you commit to it.

What We Do in a Remodel

Resurfacing

If a pool feels rough, stains show that will not come out, or the plaster is pitted and losing sand, resurfacing is the main option. There are three worth knowing:

  • Plaster is the traditional finish and the least expensive per square foot, but it is also the thinnest and most prone to staining. On a pool used hard, it may not be the best value.
  • Aggregate is a more durable finish where pebbles are broadcast into the plaster. It resists staining and erosion better and lasts considerably longer.
  • Epoxy paint is the cheapest way to change the appearance, but it is a coating rather than a surface. It can lift and peel, and it is generally a short-term improvement rather than a long-term one.

Our renovation guide covers the cost tradeoffs in more detail.

Liner Replacement

If your pool has a vinyl liner and the liner is faded, torn, or pulling away from the coping, replacing it is a clean, contained project that transforms the look of a pool without touching the shell. Liner selection involves colour, thickness, and pattern, and thickness is the decision with the biggest effect on longevity. See our pool liner selection guide for the detail.

Equipment Replacement

Upgrading pumps, heaters, filtration, or automation during a remodel is usually more efficient than doing it piecemeal over several years, because labour is already on site. If a piece of equipment is near the end of its life, replacing it as part of the remodel is usually a better decision than replacing it a year later.

Water Features and Lighting

Waterfalls, fountains, and spa spillways add a lot visually and acoustically. LED lighting retrofits are one of the highest-impact, lowest-cost upgrades available. See our pool lighting guide for what is involved.

What Remodeling Does Not Solve

It is worth being blunt about this, because a remodel is not the answer to every problem. If a pool is structurally compromised, if the shell has moved, or if the plumbing layout is fundamentally inadequate, a cosmetic remodel will spend a lot of money and leave the underlying issue in place. In those cases, it is better to hear that early than to find out after the tile is done.

Similarly, a pool that is only used two or three weeks a year and keeps being neglected is not a remodel problem. Maintenance is. We will tell you if that is the real answer.

How a Remodel Project Runs

  1. Assessment. We look at the pool properly and tell you what we find, including things that are not what you expected.
  2. Options and honest costs. You get the realistic range for what you are considering, not a single number designed to close.
  3. Decision. You decide. If you decide not to proceed, that is a legitimate outcome and you keep the assessment.
  4. Work. Completed on an agreed schedule, with the area left tidy as we go.
